Cinco Ranch is the heart of the South Katy community. What started out as a 5,000 acre development in the mid 80′s has since grown into a master-planned community of over 8,100 acres. Situated about 25 miles west of downtown Houston, Cinco Ranch has been one of the top selling communities in the United States for a number of years, and it continues to be a popular location for families relocating to the Houston area.
Cinco Ranch offers a number of options for individuals and families alike. You can find single family homes for sale or lease in a variety of styles and price ranges. Cinco Ranch home prices range from $150,000 to over $1 million for some of the nicer custom homes in gated sections. New homes are available in Cinco Ranch, although Cinco Ranch is approaching build-out within the next few years. Cinco Ranch has continued to push west as it has grown, now bordering F.M. 1463. Newer homes (Constructed after 2000) are situated mostly west of the Grand Parkway. Older communities in Cinco Ranch can be found east of the Grand Parkway. Senior housing options in Cinco Ranch can be found in both Heritage Grand, as well as the newer retirement community, Solana at Cinco Ranch.
A great community starts with great schools, and you’ll find plenty of exemplary Katy ISD schools within Cinco Ranch. Cinco Ranch is also home to a satellite campus of the University of Houston. La Centerra, the Villagio and various other strip centers provide a host of shopping, dining and other services. The Golf Club at Cinco Ranch offers an 18-hole public course with instructors on staff, and the Katy Family YMCA has a 40,000 square foot facility providing a number of fitness and family activities.
One of the main attractions of Cinco Ranch is the abundant amenities. The Cinco Ranch Beach Club, Golf Club, Lake House and Water Park are complimented with various recreation centers, tennis courts and walking trails.
While Cinco Ranch is the heart of South Katy, it is by no means the only community in the Katy area. There are a number of great communities surrounding Cinco Ranch to consider. Cross Creek Ranch, Seven Meadows, Grand Lakes, Firethorne, Pine Mill Ranch and other developments offer housing options for families relocating to the area. Trendmaker Development’s Cross Creek Ranch is the largest new community to offer a master-planned setup similar to Cinco Ranch. As Cinco Ranch has approached its eventual build-out, Cross Creek Ranch has enjoyed increasing success as an alternative option. The two communities now adjoin each other along Cinco Ranch’s western boundary of F.M. 1463.
