A great community starts with great schools, and you’ll find plenty of exemplary Katy ISD schools within Cinco Ranch.  La Centerra, the Villagio and various other strip centers provide a host of shopping, dining and other services.  The Golf Club at Cinco Ranch offers an 18-hole public course with instructors on staff, and the Katy Family YMCA has a 40,000 square foot facility providing a number of fitness and family activities.  Another popular feature of Cinco Ranch is the abundant amenities.  The Cinco Ranch Beach Club, Golf Club, Lake House and Water Park are complimented with various recreation centers, tennis courts and walking trails.  Cinco Ranch also benefits from outstanding development and organization.  Buyers have flocked to Cinco Ranch for the past two decades precisely because they know what to expect.  Cinco Ranch is a known entity with a consistent track record of home sales and prices.  Unlike some areas within the City of Houston or other areas lacking zoning, Cinco Ranch has thrived with its remarkable uniformity of design and choice.  Like most successful suburban communities, Cinco Ranch has consistently provided the type of homes families are looking for at reasonable prices.

The remaining new homes in Cinco Ranch are primarily in the last section of Cinco Ranch located to the northwest of the original contiguous community along F.M. 1463.  Pricing for most of Cinco Ranch has continued to trend upward in recent years with demand for homes generally outpacing supply.  While sellers of Cinco Ranch homes have enjoyed the benefit of having a product in high demand, buyers have increasingly been getting squeezed in terms of the size of the homes and lots.  A recurring complaint with many of the newer homes in Cinco Ranch is that the lots are smaller than expected.  That being said, Cinco Ranch has been the bellwether of South Katy real estate for a number of years.  Cinco Ranch’s position as Katy’s largest, most successful master-planned community means it will likely retain that status for years to come.













While Cinco Ranch is the heart of South Katy, it is by no means the only community in the Katy area.  There are a number of great communities surrounding Cinco Ranch to consider.  Cross Creek Ranch, Seven Meadows, Grand Lakes, Firethorne, Pine Mill Ranch and other developments offer housing options for families relocating to the area.  Trendmaker Development’s Cross Creek Ranch is the largest new community to offer a master-planned setup similar to Cinco Ranch.  As Cinco Ranch has approached its eventual build-out, Cross Creek Ranch has enjoyed increasing success as an alternative option.  The two communities now adjoin each other along Cinco Ranch’s western boundary of F.M. 1463.
