New Home Sales Rise in December, But Headwinds Mounting

New home sales were a bit better than expected in December. The Census Bureau reported new home sales at a seasonally adjusted annual rate (SAAR) of 811,000 units. Previous months were revised lower. The median price of new home came in at $377,700. The average price of new construction contracted in December was $457,300. New home sales are still suffering from supply constraints. North Texas Home Sales Hit A Wall As Inventory Dries Up

North Texas home sales hit a wall in February as inventory available in the market dried up across the Dallas-Fort Worth area. The Fed-fueled mania gripping the local real estate market is now left searching for support at grossly distorted levels. North Texas home sales declined by 6 percent compared to February of last year. Pending home sales fell 13 percent. New Home Sales Rise Slightly, Up 15.2 Percent Year-over-Year

New home sales rose 1.6 percent in December according to Census estimates. The seasonally adjusted annual rate of 842,000 translates into a 15.2 percent increase from December of 2019. The median price of a new home sold in December 2020 was $355,900. The average price was $394,900. The median price of a new U.S. home rose $26,400, or 8 percent in the middle of a global pandemic even as millions of Americans were losing their jobs. Yesterday the Federal Reserve yelped like a whipped puppy as Jerome Powell turned into the latest iteration of his market-dependent Bernanke/Yellen/Greenspan predecessors. Federal Reserve chair, Jerome Powell, visited the Dallas Federal Reserve yesterday to cap the Dallas bank's Global Perspectives series. Aside from pontificating about global economic perspectives, the meeting between Robert Kaplan and Jerome Powell was insightful for many reasons.
