The Reserve at Creekside has several nice inventory homes for prospective new home buyers. Perry Homes and Rendition Homes each have several completed spec inventory homes which are completely finished and available to view. Prices range from the high $300’s to the $500’s. Most of the homes feature 4 bedrooms and three and a half bathrooms. There are several single-story options available, and a few homes with a 3-car garage. The Reserve at Creekside is a new community in Denton off of Ryan Road, complete with its own community pool.

Perry and Rendition currently have special incentives available to help sweeten the deal for an interested buyer. With the Federal Reserve on hold awaiting another stimulus package from Congress, the higher end of the housing market has cooled a bit after a sharp runup this summer. Fall would typically bring a slowdown in activity, and we are finally beginning to see some of that. That’s good news if you are shopping for a home.

For Denton area home buyers any window of opportunity is welcome considering the current market environment where the Fed is pushing up asset prices at every turn. Toll Brothers is still working to get the community of Parkvue off the ground just down the road, but the Reserve at Creekside was taking advantage of the opportunity to move some homes this summer. Perry Homes and Rendition Homes were benefiting from the fact that they turn over homes a bit faster than Toll Brothers. Toll is more of a custom builder, and their longer build times mean that buyers may have to wait as long as a year before they can occupy a property once they sign a contract.

With a volatile market dependent on continued stimulus, pushing out a closing date as far as a year might be a bit of a risk for some. As readers of this blog already understand, I recommend finding sellers who have at least a modest level of motivation. That’s no easy task in the current housing market. When builders have spec inventory homes on the ground, the odds of negotiating a better deal are certainly improved.
