A Note On the Rise of Institutional Landlords
If you are in the market for a rental home in Denton County, you are probably already aware of some of the challenges involved in finding a decent rental home at an affordable price. The large increase in institutional ownership of single-family homes has made shopping for a rental even more challenging. North Texas is no exception. If you are concerned about renting from a large, institutional landlord you are not alone. Many of those concerns are warranted. Here is a sample of issues facing renters over the last several years when dealing with some of the big institutional landlords.
“A group of North Minneapolis tenants has won rent freezes, refunds and other concessions from their private-equity-backed landlord, showing that protests, pickets and organizing can gain results even against a powerful corporate giant.” NBC News July 2023
“They thought they were moving into their dream home but ended up with a rental nightmare. That’s what tenants of one of the biggest landlords in the United States are saying” NBC affiliate January 2023
“I-TEAM: Hundreds Of Complaints Against A Rental Company With An A+ Rating” CBS News DFW August 2021
These are just some of the complaints against one major player in the rental space. If you are considering renting a home from a big Wall Street landlord like Progress Residential, Invitation Homes, American Homes 4 Rent (AMH), or any other Wall Street-affiliated entity owning thousands of homes, be sure to read ALL of the fine print in any offers or contracts.
As a general rule, Aaron Layman Properties recommends dealing with local individual owners with ties to the local community. Large institutional landlords have demonstrated they have other objectives which may not align with customer service. They have even become a problem for young families trying to buy their first home. Big institutional landlords have gobbled up hundreds of thousands of homes across the U.S., distorting many submarkets and pricing families out of the market in the process.
Why You May Be Getting the Runaround
If you have experienced poor service when shopping for a rental home, you are not alone. A tight, over-financialized housing market can be tough to navigate. Customer service takes a back seat to profit when the supply demand equation gets skewed. Wealthy property owners and big institutional players continue to squeeze renters (and even agents) in the search of passive income.
Many landlords and management companies have cut service to the bone. Many landlords also skimp on co-op payouts to agents when they can get away with it in a tight market. Most agents are not keen on working for free, so don’t be surprised if you don’t get a quick response when calling on a particular listing where the owner has tried to remove the human element from the equation.
Tips For Navigating a Challenging Rental Market
Get Your Rental “House” In Order
In a tight rental market with plenty many renters all looking for a good place to live, it helps to put your best foot forward. With two universities in town, Denton normally qualifies as a tight market. Availability can be thin depending on the time of year you are looking. If apartment occupancies are near historical highs and single-family rental supply is limited, you have your work cut out for you as a renter.
Good credit and solid income are always attractive to landlords. At the end of the day, the landlord wants to know you can pay the rent bill on time. You should work to build a solid credit profile. If you have blemishes on your credit, be prepared to explain them. You might want to have a formal letter of explanation on hand. Sometimes life happens. You could consider offering a higher security deposit to alleviate concerns a landlord might have.
Be prepared with all of your documentation when you are shopping for a rental home. Good organization skills are your friend if you are shopping for a rental property in Denton County Texas. Typical things you might need for your Denton area rental application include:
- Identification
- Pay stubs
- Bank statements
- Rental history
- References
- Pet information
- Job history
- Vehicle descriptions
- Proof of insurance
You may love your pets, but be aware they may not help you in a tight rental market. Landlords often have pet restrictions on certain breeds or sizes. Be prepared to pay extra fees and/or a larger deposit for your four-legged friends. A pet resume, pictures and good records might help you get through the door. Experienced landlords are on the lookout for ESA fraud. You shouldn’t try to pass your pet off as an Emotional Support Animal or service animal if you don’t have legitimate documentation.
Read the Lease Agreement
This should go without saying. Unfortunately many people do not actually read their lease agreement, at least not in its entirety. You should always read your lease agreement or contract in full. Ask questions when you need clarification. If there’s something in the lease agreement that looks questionable, you may want to negotiate with the landlord to change it. A good real estate agent or attorney can review the lease for you. You want to make sure the terms of the lease agreement are acceptable before you actually sign it.
