Village Builders has pushed back their opening for the Argyle community of Waterbook to late Fall 2019 according to a company representative I spoke with earlier today. One of model homes is currently under construction, but it will apparently be a couple of months before the community is ready to entertain contracts for new home construction. Waterbook won’t see its first permanent residents until 2020. Parent company Lennar Homes has experienced some delays getting things off the ground after acquiring the community in the CalAtlantic acquisition.

Prices in Waterbrook are still slated to range from the $300’s to the $550’s with floor plans ranging  in size from 1495 square feet to over 4000 square feet. Floor plans for Waterbrook will reportedly be new designs, not previously offered in the DFW market. HOA dues will be approximately $1200 per year, and the tax rate will be roughly 2.8% (2.33% plus a PID assessment). UPDATE January 2020: Lennar Homes is apparently hedging their bets with the shifting market. The company has apparently sold both the 40′ and 70′ lots to other builders. Lennar/Village will be building the Artisan collection on just the 50′ lots within the community of Waterbrook.
