Village Builders appears to be on schedule for a summer 2019 opening for the community of Waterbrook in Argyle Texas. Lennar Corporation acquired the Argyle community of Waterbrook via their recent acquisition of Cal Atlantic Homes. Terra Manna was developing Waterbrook for Cal Atlantic before it was re-branded with Lennar’s upscale Village Builders product line. Waterbrook is a 105-acre planned community with approximately 275 residential home sites. 40′ 50′ and 70′ lots will be available ranging in prices from the $300’s to the mid $500’s.
Waterbrook is located at the southeast corner of Highway 377 and FM 407. The main entrance to Waterbrook on Highway 377 has a distinctive waterwheel, lake and waterfall. Waterbrook will have 175,000 sf of retail space that could be home to a new grocery store. In addition to the lake/water features, there are hiking and biking trails and 10 acres of open space. New homes in Waterbrook will be served by the Argyle Independent School District.
The new Village Builders homes in Waterbrook should offer a nice alternative to some of the larger country estate homes in Argyle. Homes in Argyle tend to be a little larger and more expensive that the surrounding area in Denton and Denton County. The 40′ product in Argyle will be particularly unique with rear-entry garages on the back of the homes, similar to what Village Builders offers with the Frisco Springs Riverside floor plans. New homes in Waterbrook will likely range from just under 2000 sq. ft. for the smaller plans in the 40′ section to over 4000 sq. ft. for some of the larger 70′ floor plans.
