Argyle Texas is home to over 4000 residents near Highway 377 just south of Denton. The city of Argyle originated with the Texas & Pacific Railway Company and a railway stop at the base of Hickory Hill Road. Argyle was incorporated in 1963. Known for its rural character and small-town charm, Argyle offers a tranquil atmosphere with a close proximity to the Dallas/Fort Worth Metroplex. Argyle’s family-friendly neighborhoods are served by the Argyle Independent School District and the Liberty Christian School.
Close Enough to the City, But Not Too Close
Argyle has a higher income demographic than many of the surrounding communities. Argyle features some beautiful country estates and larger ranch-style homes. Not surprisingly, Argyle homes are generally more expensive than the surrounding area. In addition to spacious custom country homes, there are also several newer housing developments along Hwy 377 like the Lakes of Argyle, Canyon Falls and Waterbrook. Impression Homes will soon be building in Argyle Crossing. Several sections of Harvest along I-35W lie within the city of Argyle, and the master-planned community of Lantana also contains some Argyle addresses.
Homes in Argyle tend to fall more in the low density category, rather than high-impact residential. In 2020 TxDot and the city of Argyle engaged to begin a feasibility study for road improvements along FM 407 from west FM 156 to FM 1830. The initial TxDot proposal called for widening FM 407 to a six-lane divided road. The city of Argyle proposed a more modest 4-lane divided road. The city of Argyle’s land use plan approved in 2018 called for a C-1 Rural Corridor status in the area with agricultural and low-density single family lots.
Country Feel Meets Growth and Development
With a number of the properties along the FM 407 corridor being agricultural or horse & ranch properties, the city called for preserving the rural landscape views which are common in the area. The design of the FM 407 improvement project could take 5 years after the feasibility study is finished with actual construction several years after that.
The city isn’t alone dealing with future growth plans. Argyle ISD could also be gearing up to serve a growing population of students when the Furst Ranch development opens. If all of the plans for that community turn into reality, Argyle ISD could see its current enrollment of roughly 3500 students nearly double.
The Denton County Transportation Authority provides commuter rail and bus service to area locations like Highland Village, Frisco, McKinney and Allen with connections to other DFW destinations. DFW International Airport is located about 25 miles from Denton, roughly 40 minutes away by car. Nearby universities include the University of North Texas and Texas Woman’s University with over 45,000 students enrolled annually.
