Toll Brothers is close to breaking ground with 138 new home sites in the new Denton community of ParkVue. Parkvue consists of roughly 45 acres from the Good Samaritan tract of land just east of Lake Forest Park and the Wiggly Field Dog Park along Ryan Rd.
Lot sizes show to be roughly 50 feet by 120 feet, with a few home sites slightly larger than that. Toll Southwest has not released any specific information or pricing or designs regarding ParkVue, but it appears the roads have been cut into the property. More details should be forthcoming as development finishes up.
Based on the smaller lot sizes and the general Denton Market, it is safe to assume that Parkview will have home prices less than the normal average for Toll. Toll Brothers new product offerings in the recently opened Pecan Square in Northlake are also less expensive than the normal DFW product line, looking to capture the more affordable luxury segment of the market.
If you are interested in building a new home with Toll, keep in mind that Toll does take longer than typical production builders for their custom home offerings. Assuming a early 2020 opening, the first completed homes in ParkVue probably won’t arrive until the 3rd or 4th quarter of next year.
