Toll Brothers Stock Trips On Higher Cancellation Rate

Luxury home builder Toll Brothers reported fiscal second quarter results today, and Mr. Market was not amused. Toll Brothers net income declined for the latest quarter as did income from operations. Denton County home sales were relatively flat in April compared to the same month in 2017. Preliminary sales figures show a 1 percent decline in closings within Denton County compared to a two percent sales gain in the larger DFW area. The Census Bureau reported that new home sales in the United States climbed to a seasonally adjusted annual rate (SAAR) of 694,000 in March. This represents a sales increase of almost 9 percent compared to last year. Sales for January and February were also revised higher. The median price of a home sold in March was $337,200 while the average price of a new home contracted in March was $369,900 according to Census estimates. Denton County home prices hit a new record high in March with the average price of a Denton County home posting at just over $360,000. Median home prices for Denton County also hit a new all-time high rising to almost $320,000. That was a jump of 8 percent from March of last year. Denton County home sales followed the trend in the DFW area during February, roughly unchanged from the same sales volume a year ago. According to NTREIS data the price of closed new construction within Denton County Texas was 10.2 percent higher year-over-year with the average price per square foot of a new Denton County home hitting $151. Following yesterday's relatively weak existing home sales numbers from NAR, December new home sales posted at at seasonally adjusted annual rate of 625,000. That was a 9 percent drop from the euphoric November new home sales numbers, which were revised sharply lower along with October numbers. Denton County Home Construction Marches Higher

Denton County home construction pushed higher at the end of 2017, with the number of new homes on the market up over 16 percent. That figure is likely even higher since some new home construction is intentionally left out of the multiple listing service by home builders to avoid spooking potential home buyers with any obvious inventory gluts.
