Existing Home Sales Slump 4.8% In January, Denton County Sees 2.5% Rise

The National Association of Realtors reported that existing home sales slumped 4.8 percent in January. Despite a month-over-month increase in available inventory, existing home sales still came in softer than expected. The median price of an existing home was $240,500 in January, an increase of 5.8 percent from a year ago. Denton County Home Sales, Prices Push Higher In January

Denton County home sales pushed higher in January along with average prices. Closed home sales in Denton County rose about 4 percent compared to last year while the average price of a Denton County home was roughly 7 percent higher than this time a year ago. Pending sales were off about 5% in January and the number of homes available on the market was roughly 11 percent higher year-over-year. Denton County Home Prices Closing Year On High Note

Denton County home prices and sales volume have remained strong into the holiday season. After experiencing a soft patch in September home sales in Denton County resumed their march higher. It would appear that home prices in the Denton area are poised to hit new highs at the end of the year if momentum continues. Average New Home Size Continues To Shrink

The National Association of Home Builders reported that the median and average size of a new home in the U.S. continued to decline in the third quarter. Third quarter numbers on housing starts show that the median single-family new home size was 2,378 square feet.  The average square footage for new single-family homes declined to 2,518 square feet. As the Federal Reserve begins their QE unwind, one interesting metric to watch will be the number of Denton County homes for sale. The number of Denton TX homes for sale was up 34 percent year-over-year in October. In Denton County inventory was roughly 18 percent higher through October. In Collin County the number of homes for sale was up a surprising 38 percent compared to last year. Dallas Home Prices Challenge Builders

Dallas home prices are expensive, and builders are finally getting the message. That's the news from the most recent data on home starts in the DFW area, which reportedly surged in the 3rd quarter. Builders reportedly started 8,853 single-family homes in the DFW metroplex. For the 12 months ending in September there were apparently 32,234 permits recorded.
