DFW Adds 10,000 Jobs In June, CPI Still Running Hot

The DFW area tacked on another 10,000 jobs during the month of June according to numbers released by the Texas Workforce Commission. That was more than a third of the 27,200 positions gained in Texas during the month. The unemployment rate for the Dallas-Fort Worth- Arlington MSA posted a 3.8 percent, just slightly below the 3.9 percent figure at this time last year. Midland Texas still held the lowest unemployment rate in Texas at only 2.4 percent. While the Dallas area still posted solid job gains during the month of June, the unadjusted numbers show [...]

Employment growth in the Dallas area (Dallas-Fort Worth-Arlingon MSA) pushed to new heights in April with a new record for jobs in the region. Dallas has added jobs each month so far this year as the unemployment rate sits near 3.4 percent. Texas added a total of 39,600 jobs in April according to seasonally adjusted data from the Texas Workforce Commission. The oil boom in the Permian Basin continued to boost employment in the Odessa Midland area with Midland posting a state-low unemployment rate of just 2.1 percent. Non-adjusted data show that the Dallas area [...]

New Home Sales Get Reality Check In December As Median Prices Hit Record High

Following yesterday's relatively weak existing home sales numbers from NAR, December new home sales posted at at seasonally adjusted annual rate of 625,000. That was a 9 percent drop from the euphoric November new home sales numbers, which were revised sharply lower along with October numbers. The median price of a new home in the U.S. hit a new high of $335,400 while the average price rose to $398,900. Existing home sales continue to suffer from an acute shortage of inventory and inflated prices. New home sales, while still growing, are even more expensive compared [...]

Denton TX Road Construction Projects Bring Changes For Motorists In 2018

Road construction projects in Denton TX are going to bring more frustration to motorists in 2018. The good news is that long overdue road improvements should alleviate some of Denton's growing congestion points where development has taxed the local transportation infrastructure. Below you can read the comprehensive transportation project reports presented at the January 16 meeting of the Denton City Council. Along Interstate 35-E work on the Loop 288 interchange continues. A turnaround lane should be installed soon. An underpass linking to Brinker Road is also in the works, so look for that improvement as [...]

More Denton County Homes For Sale As QE Unwind Begins

As the Federal Reserve begins their QE unwind, one interesting metric to watch will be the number of Denton County homes for sale. The number of Denton TX homes for sale was up 34 percent year-over-year in October. In Denton County inventory was roughly 18 percent higher through October. In Collin County the number of homes for sale was up a surprising 38 percent compared to last year. Reading between the lines, it appears the Goldilocks economy that the DFW area has enjoyed for the past 5 years is due for some consolidation. The inventory [...]

DFW Home Prices Pushing Limits Of Affordability

DFW home prices have been on a tear during the last 5 years. That begs the question of whether the recent price gains are sustainable. The answer to that inquiry generally boils down to who is selling what. In our hyper-financialized housing market it is not surprising when real estate practitioners or lenders suggest that we are not in a housing bubble. Whether you call it a housing bubble or not, there is no denying that the past decade has seen some dramatic shifts in the real estate market. Dallas/Fort Worth is certainly part of [...]

Dallas Employment Declines In Typical Summer Turnover

The Dallas employment fell by 12,800 jobs compared to the previous month in the typical summer employment turnover. Many educations jobs roll off the books each summer only to be added back in as school begins in August. The trend of healthy job gains for the DFW metropolitan statistical area continues to be intact with no signs of slowing. The Texas economy added 19,600 jobs throughout the state in July, expanding for the 13th consecutive month. According to numbers from the Texas Workforce Commission Texas has added 293,400 jobs over the past year. For the [...]

Rent vs Buy In Texas? Don’t Ask Trulia

The Houston Chronicle's real estate desk offered up another dose of "fake news" when they regurgitated Trulia's latest edition of rent vs buy calculations. In Layman's terms Trulia's rent vs buy calculations are essentially worthless when it comes to Houston Texas. It's amazing that Houston's largest newspaper would even reference them. They are really that bad. I can only assume that our largest newspaper would rather sell ads than tell people the truth. The truth is that it's not 42 percent cheaper to buy a home in Houston than it is to rent one. Let's [...]

NAR: Existing Home Sales Cool In February

The National Association of Realtors reported that existing home sales cooled to a seasonally adjusted annual rate of 5.48 million in February. Sales of existing homes fell 3.7 from January levels but were 5.4 percent higher year-over-year. NAR continues to fret about an inventory shortage when the real culprit is elevated home prices in general. Existing home sales are still treading at levels well below the previous cycle peak. As I have said repeatedly, there is no shortage of homes for sale. There is a shortage of affordable homes for sale, homes that real working [...]

New Home Sales Rise In November To 592,000 (SAAR)

New home sales rose to a seasonally adjusted annual rate of 592,000 in November. Census Bureau numbers showed the average price of a new home contracted in November was $359,900, down from the average price of $376,800 seen last year. The median price of $305,400 was also lower than last year's median of $317,000. New home sales have been surprisingly strong for most of the year, posting double-digit increases compared to last year. Census revised previous months sales slightly lower, but all things considered new home sales have been fairly strong prior to the interest [...]
