New Home Sales Exceed Expectations With Powell Priming The Pump

The Census Bureau reported new home sales for January at a seasonally adjusted annual rate of 923,000 units. That's a 4.3 percent increase from revised December figures and 19.3 percent higher than January of last year. Previous months were also revised higher. The median price of a new home came in at $346,400. The average price of a new home contracted in January was $408,800. That's a new record high for average new home prices in the U.S....in January. January New Home Sales Highest Since 2007 At 764,000 SAAR

The Census Bureau reported new home sales for January at a seasonally adjusted annual rate (SAAR) of 764,000. This is the highest level for new home sales since the summer of 2007. The January print for new home sales is also an increase of 18.6 percent from the same time a year ago. The strong January numbers for new home sales should not be surprising. Declining mortgage rates and major stimulus from the Fed continue to stoke asset inflation in the housing market. I recently detailed how home prices in Denton Texas just hit a [...]

Texas Realtors Pay Over $6 Million For Bogus Research At A&M RECenter

"The first rule of fight club is: You do not talk about fight club." Texas Realtors continue to throw money at bogus research at the Texas A&M Real Estate Center. Many Texas Realtors probably don't even know that a portion of their annual licensing dues goes to pay the salaries of the staff at the RECenter. Many are probably unaware of how they are being shortchanged by this Texas institution which is still partnering with the Federal Reserve when it comes to economic research. That is a shame, because the garbage being produced by the [...]

New Home Builders Clipped By Weak Order Growth

New home builders had a relatively rough week with several major publicly-traded builders experiencing some nasty haircuts in their stock prices. With the exception of DR Horton, it wasn't a good week for home builder stocks. While Facebook and Twitter were seeing record drops in their share prices, new home builders were also experiencing a hangover from weak growth in new home orders. The Dow Jones Home Construction Index has trended lower for most of the year, down almost 18 percent year-to-date. It doesn't take a rocket scientist to understand why the index peaked just [...]

Autopsy Report For Affordable Housing In Dallas Fort Worth

An autopsy report for affordable homes in Dallas-Fort Worth reveals the steady evaporation of affordable housing inventory in the DFW area. Recent data show that housing prices in the U.S. are currently at their least affordable levels since the financial crisis. The latest numbers on existing home sales showed that the median price of a home hit a new all-time high. So how did this all happen? Was it an accident? Is it due to our smashingly great economy? Let's find out. As investors and speculators have gobbled up lower-priced homes across the country to [...]

Dallas Home Prices Challenge Builders

Dallas home prices are expensive, and builders are finally getting the message. That's the news from the most recent data on home starts in the DFW area, which reportedly surged in the 3rd quarter. Builders reportedly started 8,853 single-family homes in the DFW metroplex. For the 12 months ending in September there were apparently 32,234 permits recorded. This was the highest total in a decade. More interestingly, builders' starts for houses under $500,000 rose by 14.5% during the past year. Builders are finally waking up to the fact that the Dallas Fort Worth housing market [...]
