New Home Sales Climb In March With Lower Average Prices

The Census Bureau reported that new home sales in the United States climbed to a seasonally adjusted annual rate (SAAR) of 694,000 in March. This represents a sales increase of almost 9 percent compared to last year. Sales for January and February were also revised higher. The median price of a home sold in March was $337,200 while the average price of a new home contracted in March was $369,900 according to Census estimates. Existing Home Sales Slump 4.8% In January, Denton County Sees 2.5% Rise

The National Association of Realtors reported that existing home sales slumped 4.8 percent in January. Despite a month-over-month increase in available inventory, existing home sales still came in softer than expected. The median price of an existing home was $240,500 in January, an increase of 5.8 percent from a year ago. Existing home prices have increased for 71 consecutive months according to NAR while existing home inventory has declined year-0ver-year for 32 consecutive months. Following yesterday's relatively weak existing home sales numbers from NAR, December new home sales posted at at seasonally adjusted annual rate of 625,000. That was a 9 percent drop from the euphoric November new home sales numbers, which were revised sharply lower along with October numbers. New home sales jumped 26.6 percent compared to November of last year. The Census Bureau reported that new home sales for November posted at a seasonally adjusted annual rate of 733,000. This was well above expectations, and a 17.5 percent increase from the revised October numbers. New home sales continued to enjoy a hurricane-related boost in October. The Census Bureau reported new single-family home sales at a seasonally adjusted annual rate of 685,000, up 6.2 percent from revised September numbers and 18.7 percent higher than a year ago. Existing home sales for April slipped 2.3 percent according to The National Association of Realtors. This comes on the back of the sharp correction in new home sales reported yesterday by the Census Bureau. The National Association of Realtors reported that existing home sales cooled to a seasonally adjusted annual rate of 5.48 million in February. Sales of existing homes fell 3.7 from January levels but were 5.4 percent higher year-over-year. NAR Finally Gets Real About Home Affordability Issues

The National Association of Realtors is out with a new method of gauging home affordability. As part of NAR's look at the the growing rift between housing availability and home affordability, NAR has developed a new affordability distribution curve and a home affordability score. The new monthly research is designed to look at home affordability conditions among different income percentiles, gauging how many homes on the market are actually affordable to various buyer income groups.
