North Texas Housing Market – Summer of Denial

The North Texas housing market continued correcting in July. Closed sales were 15 percent lower for the DFW compared to July of last year. Pending contracts also slid lower by a corresponding amount. The median price of a home in the Dallas-Fort Worth market slipped to $389,000, up 16.1 percent year-over-year. Average prices in DFW dropped even more, sliding over $25,000 from the high in June. The North Texas housing market is looking like a bubble waiting to burst. Home prices continued to melt up in April. Median and average home prices hit new all-time highs across the Dallas-Fort Worth area. Fear of missing out (FOMO) was the theme last month in Denton County Texas as home buyers behaved like irrational humans often do. North Texas home sales continue to soften. September sales data reflect a 9 percent slide in closings in Denton County. Denton County Home Price Inflation Breaks New Records

Denton County home price inflation broke new records in May. Median home prices were up 23 percent to a record $395,000. Average prices rose 26 percent to $462,193. That was just shy of the high seen in April. Denton County home prices went parabolic in March. The median price of a Denton County home rose 16 percent from March of last year. Average prices rose 23.5 percent to a new record of $448,566.
