DFW Housing Market Will Hit The Wall Again

The DFW housing market is reflating on borrowed time, and it will soon hit the wall again. North Texas home sales jumped roughly 8 percent in October, while Dallas-Fort Worth home prices experienced some of the best gains in 2 years.  Pending sales for October were also higher, indicating we'll likely be able to finish out the year on a positive note for the housing market. This may seem like great news for housing market aficionados and the area's largest paper, but things will soon get interesting as the parlor trick of plunging mortgage rates [...]

Denton County Home Inventory Rises 30 Percent As Sales Continue To Fall

The number of homes for sale in Denton County Texas is up 30 percent year-over-year in November. This is happening even as the number of closed sales in Denton County continues to decline. In Layman's terms, the housing market has peaked in Denton County Texas. You know your real estate market is due for some softness when the Wall Street Journal explicitly tells you that the housing boom is over. Looking at area inventory levels, you can see that home inventory has actually been rising for more than a year. This is true in Denton [...]

October Swoon Suggests Denton County Real Estate Market Correction Just Getting Started

Denton County's real estate market is going to post some very soft numbers again for October. Both closed and pending home sales are going to be down year-over-year while pending home sales are likely going to post a double-digit decline not just in Denton County, but for the entire Dallas-Fort Worth housing market. OUCH! Available home inventory is shooting higher across the DFW area. While notable economists at the Federal Reserve, local real estate "professionals" and even the "experts" at the RECenter at Texas A&M have been dismissing recent developments as just a cooling off [...]

Denton County Home Sales, Prices Push Higher In January

Denton County home sales pushed higher in January along with average prices. Closed home sales in Denton County rose about 4 percent compared to last year while the average price of a Denton County home was roughly 7 percent higher than this time a year ago. Pending sales were off about 5% in January and the number of homes available on the market was roughly 11 percent higher year-over-year. Denton County months of supply is still less than two months at 1.9. The City of Denton saw even stronger activity during January. The average price [...]

Denton County Home Construction Marches Higher

Denton County home construction pushed higher at the end of 2017, with the number of new homes on the market up over 16 percent. That figure is likely even higher since some new home construction is intentionally left out of the multiple listing service by home builders to avoid spooking potential home buyers with any obvious inventory gluts. Recent numbers from Dallas-based Residential Strategies showed construction starts in the DFW area up 20 percent in the fourth quarter of 2017. The increase in construction is a welcome sign, particularly since resale home inventory continues to [...]

Denton County Real Estate 2018: All Eyes On The Fed

As we embrace the new year, and the freezing temperatures that arrived with it, Denton County real estate prices continued to climb higher as sales continue to grow at a measured pace. The housing boom seen during the last 4-5 years has been impressive by any standards. As the Fed continues its much anticipated balance sheet "normalization", there is a lot at stake for local real estate markets.  The U.S. housing market is now heavily dependent on Fed stimulus, in the form of artificially depressed mortgage interest rates, and the artificial "wealth effect" created by [...]
