Denton County home prices hit a new record high in March with the average price of a Denton County home posting at just over $360,000. Median home prices for Denton County also hit a new all-time high rising to almost $320,000. That was a jump of 8 percent from March of last year. Denton County home sales followed the trend in the DFW area during February, roughly unchanged from the same sales volume a year ago. The average price of a Denton  County home rose almost 5 percent year-over-year to just over $341,000. The median price of a Denton County home rose 7.5% to $304,990. The National Association of Realtors reported that existing home sales slumped 4.8 percent in January. Despite a month-over-month increase in available inventory, existing home sales still came in softer than expected. The median price of an existing home was $240,500 in January, an increase of 5.8 percent from a year ago. Following yesterday's relatively weak existing home sales numbers from NAR, December new home sales posted at at seasonally adjusted annual rate of 625,000. That was a 9 percent drop from the euphoric November new home sales numbers, which were revised sharply lower along with October numbers. Average New Home Size Continues To Shrink

The National Association of Home Builders reported that the median and average size of a new home in the U.S. continued to decline in the third quarter. Third quarter numbers on housing starts show that the median single-family new home size was 2,378 square feet.  The average square footage for new single-family homes declined to 2,518 square feet. 3000 New Homes Coming To Pecan Square Northlake TX

Hillwood Communities has purchased 1157 acres for a new master-planned community to be named Pecan Square. Pecan Square will be a new development in Northlake Texas, west of I-35 along FM 407. Pecan Square will feature new homes from Ashton Woods, CalAtlantic (aka Lennar post-merger), D.R. Horton, David Weekley, Highland, Perry, Plantation and Pulte.
