New home sales rose 1.6 percent in December according to Census estimates. The seasonally adjusted annual rate of 842,000 translates into a 15.2 percent increase from December of 2019. The median price of a new home sold in December 2020 was $355,900. The average price was $394,900. The median price of a new U.S. home rose $26,400, or 8 percent in the middle of a global pandemic even as millions of Americans were losing their jobs. The North Texas housing bubble was gasping for air in December. Inventory continued to dry up across the Dallas Fort Worth market, helping to push median and average home prices up 9.7 percent and 12.3 percent respectively. New home sales have leveled off now that mortgage interest rates stagnating at record lows. It would appear the massive stimulus from the Fed which began in March of this year has run its course. Home prices soared again last month as Denton County home inventory appears to have bottomed at record lows. Updated data show 1.3 months of supply in Denton County and just 1.7 months of home supply in the DFW market. North Texas home sales continued to defy economic stagnation in September. NTREIS data reflect a 24 percent rise in home sales in the DFW area last month. Pending sales look to be up by 17 percent. Median home prices in Denton County jumped 6.3 percent last month, with average prices rising 7.4 percent compared to a year ago. Denton Texas employment stalled in July as stimulus benefits for many Americans came to an end. While Denton and Denton County showed slight increases in employment from June levels, North Texas as a whole actually lost jobs during the month. The Census Bureau reported new home sales for June at a seasonally adjusted annual rate of 776,000. That was a 13.8% jump from May sales and a 6.9% increase compared to June 2019. This was far better than June existing home sales reported by the National Association of Realtors this week which were still down 11.3% compared to the same time a year ago. Denton Texas employment levels continued to rebound in June, but it is obvious more state and federal assistance will be needed to weather the Covid-related job losses. Yesterday Texas reported the 3rd consecutive day of triple digit fatalities and a record high single day death toll of 174 people.
