New Home Sales Market Finally Cooling Off

The market for new home sales is finally cooling off. The Census Bureau reported new home sales for March at 735,000 units (SAAR). This was 8.6% below the revised February estimate. It was also a 12.6% drop from March of last year. The median sales price of a new home contracted in March 2022 was $436,700. The average sales price was $523,900. Those were both new record highs. The median price of new home came in at $377,700. The average price of new construction contracted in December was $457,300. New home sales are still suffering from supply constraints. October New Home Sales Below Expectations

New home sales came in lighter than expected for October. The previous three months were also revised lower. Census numbers showed October new home sales at a seasonally adjusted annual rate (SAAR) of 745,000 units. Months of supply rose slightly to 6.3, but up 80 percent from last year. If supply is so abundant, why aren't new homes selling like hotcakes? The answer lies in the real unadjusted data. The Census Bureau puts a lot of seasonally adjusted optimism into their figures. Headline Census estimates for new home sales get repeated by major media all [...]

New home sales softened in February with higher interest rates and record high prices. It didn't help that many markets in the U.S. are still sitting on record low inventories. The Census Bureau reported new home sales for the month of February at a seasonally adjusted annual rate of 775,000 units. That was well below forecasts, but previous months were revised higher. The median price of a new house sold in February 2021 was $349,400. The average sales price of a new home reached a new record high of $416,000. Combine those high prices and [...]
