Denton County Home Prices Bounce, But Still Lower Than a Year Ago

The Denton County and North Texas housing market continued to bounce in April. Median home prices were up over $40,000 from January, but still down 1.6 percent from April of last year. The ridiculous bubble from the spring of 2022 continues to make for tough year-over-year comparisons. Thin resale inventory and higher prices are still taking a toll on sales. First Phase of Cole Ranch Taking Shape in Denton

The first phase of the Cole Ranch development is taking shape in the southwest side of Denton. Hillwood Communities has been working on the project that will turn the former Hunter Ranch and Cole Rach in to a huge 3200-acre master-planned development with roughly 6000 homes. The initial plat of phase I of the project shows over 600 homes on tap. Those homes should be arriving as available inventory in early 2024. Denton County Home Price Inflation Breaks New Records

Denton County home price inflation broke new records in May. Median home prices were up 23 percent to a record $395,000. Average prices rose 26 percent to $462,193. That was just shy of the high seen in April. With inventory still sitting near record lows the average percent of list received by home sellers jumped to 104.9 percent in May.  Closed sales rose 18 percent in May, but pending sales were down 13 percent from the same time last year. New Home Sales in September Lighter Than Expected

New home sales for September came in a little lighter than analysts expected. The Census Bureau reported new home sales for September at a seasonally adjusted annual rate (SAAR) of 959,000. This was down from August numbers which were revised lower. Despite missing expectations, September new home sales were still up 32.1 percent from last year. Inventory Homes in Reserve at Creekside

The Reserve at Creekside has several nice inventory homes for prospective new home buyers. Perry Homes and Rendition Homes each have several completed spec inventory homes which are completely finished and available to view. Prices range from the high $300's to the $500's. Denton County Unemployment Spikes To 12.9% In April

Denton County unemployment hit 12.9 percent in April, and the City of Denton saw unemployment spike to 14.1 percent last month. For the Dallas-Fort Worth-Arlington MSA, unemployment rose to 12.8 percent in April. Those were the sobering statistics from the Texas Workforce Commission. The destruction to the North Texas labor force created by the Covid-19 pandemic and lockdowns is hard to grasp, because the United States hasn't experienced anything similar since the Great Depression. DFW Unemployment Rate Drops To 3.3 Percent

The Texas unemployment rate hit a fresh low in the month of June, with the official headline number falling to 3.4 percent. According to the Texas Workforce Commission Texas added 45,000 jobs during the month and 315,600 jobs over the latest 12 month period. Dallas-Fort Worth posted an unemployment rate of 3.3 percent, down from 3.8 percent a year ago. Things Get Ugly For Denton-Based Sally Beauty

Things just got ugly for Denton-based Sally Beauty supply. The international retailer and distributor of professional beauty supplies saw its stock plummet after Amazon announced its own professional beauty store. This is not exactly great news for one of Denton's largest businesses. Amazon is a virtually unregulated monopoly on multiple fronts with huge tax advantages to many of its competitors. Single-Family Housing Permits & Starts Still Stagnating

The Census Bureau reported permits and starts numbers for May which were less than impressive. While permits were up from revised April figures, they were still lower than levels seen last year. Single-family permits (one unit structures) were down 3.3 percent from the same time a year ago. Denton County New Home Sales Spring To Life In March

Denton County new home sales are enjoying a spring revival courtesy of lower mortgage interest rates. Preliminary March data for North Texas shows that home sales rebounded in March, with new home sales driving the action. Buyers were obviously lured off the fence in the DFW area when it came to buying new homes. It also helped that new home builders were keeping price points lower.
