New Home Sales Highest Since 2006

New home sales for August came in at a seasonally adjusted annual rate (SAAR) of 1,011,000 units. This was above expectations depending on who you were asking. The August figures from Census put U.S. new home sales up 4.8 percent from July, and up a whopping 43.2 percent from August 2019. New home sales were at the highest levels since 2006. Previous months were also revised higher. The median price of a new home in August was $312,800. The average price came in at $369,000. Both figures are lower than prices for July and down [...]

New Home Sales Continue Covid Rebound, Up 6.9% Year-over-Year

The Census Bureau reported new home sales for June at a seasonally adjusted annual rate of 776,000. That was a 13.8% jump from May sales and a 6.9% increase compared to June 2019. This was far better than June existing home sales reported by the National Association of Realtors this week which were still down 11.3% compared to the same time a year ago. According to Census estimates for June, median and average new home prices rose to $329,200 and $384,700 respectively. Both figures are sharp increases from May, and even June 2019. The non [...]

January New Home Sales Highest Since 2007 At 764,000 SAAR

The Census Bureau reported new home sales for January at a seasonally adjusted annual rate (SAAR) of 764,000. This is the highest level for new home sales since the summer of 2007. The January print for new home sales is also an increase of 18.6 percent from the same time a year ago. The strong January numbers for new home sales should not be surprising. Declining mortgage rates and major stimulus from the Fed continue to stoke asset inflation in the housing market. I recently detailed how home prices in Denton Texas just hit a [...]

New Home Sales Soar In August, DFW Included

The Census Bureau reported new home sales for August at a seasonally adjusted annual rate (SAAR) of 713,000 for August, This was above expectations and sales for July were revised upward as well. The median price of a new home contracted in August was $328,400, while the average price of a new home shot up to $404,200. Lower rates obviously spurred more borrowers to open up their checkbooks in August. Months of supply for new homes stood at 5.5 in August, down almost 13 percent from the 6.3 months of supply seen last year. As [...]

New Home Sales Improve On Lower Rates, Big Drop In Prices

According to the Census Bureau new home sales for March posted at a seasonally adjusted annual rate of 692,000, a 3 percent increase from the same time last year and 4.5 percent better than February sales numbers. Apparently the big drop in mortgage interest rates continued to provide some lift to the new home market in March. This confirms what we were seeing in the DFW market last month as new home sales outperformed the resale market. The supply of new homes stood at 5.0 months in March, up from 4.5 months a year ago. [...]

October New Home Sales Collapse, Near Three-Year Low

The Census Bureau numbers for October new home sales posted at a seasonally adjusted annual rate (SAAR) of 544,000 units. This was way below expectations of a 575,000 print, and near a three-year low. As I have been detailing for much of the year, much of that "pent-up demand" that you hear real estate industry mouthpieces talking about is a giant work of fiction, a tired marketing ploy that the media, economists and Realtors have been using in attempt to justify grossly inflated home prices across the U.S. Well, it appears the cat is officially [...]
