Denton County home sales continued to stagnate in August, sliding 7 percent from the same time last year. Denton area home sales declined a bit more than the DFW area as a whole during August,  likely due to the higher average price points in Denton County. Denton Home Sales Soar In June As DFW Sales Swoon

DFW home sales fell in June with the diminishing supply of affordable homes. Home prices are still rising in many DFW submarkets, but sales are cooling in the more expensive submarkets. Denton and Collin County continue to suffer from declining home affordability. A recent Q1 2018 report from Attom Data Solutions shows that several North Texas housing markets saw worsening affordability rankings compared to last year. Grayson and Ellis Counties were near the top of the list of the most unaffordable counties in the U.S. to buy a home based local home prices and weekly average wages. Denton County new home prices jumped to a new high in January. According to NTREIS data the price of closed new construction within Denton County Texas was 10.2 percent higher year-over-year with the average price per square foot of a new Denton County home hitting $151. Hillwood Communities has purchased 1157 acres for a new master-planned community to be named Pecan Square. Pecan Square will be a new development in Northlake Texas, west of I-35 along FM 407.
