Denton County Existing Home Sales Decline 11% In October

Denton County existing home sales declined 11 percent in the month of October. Sales of existing single-family homes were a bit softer still. Pending sales of existing resale single-family properties in Denton County currently show an 18 percent decline for October.  These updated NTREIS figures for Denton County Texas show that the correction in the North Texas real estate market is still in play. We are nearing the end of the month following the official press release, so don't expect any significant improvements to the numbers. As I mentioned in my October housing market report, [...]

Denton County Home Sales Continue Sliding In October

Denton County Texas home sales continued to slide in October as the real estate market softened throughout the Dallas-Fort Worth area. Closed sales in Denton County fell roughly 8 percent for the month of October compared to last year. This is slightly worse than the 6% sales decline for the Dallas-Fort Worth metro area. Pending single-family home sales in the Denton County area were down about 14 percent for the month of October as the stock market swoon also hit the local housing sector. The official statistical estimate of a 9 percent pending sales decline [...]

LGI Homes Stock Nosedives As Q3 Sales Decline 7.4% With Higher Community Count

Woodlands based LGI Homes posted third quarter results that didn't impress the market. Home closings fell 7.4% in the latest quarter. More concerning is that LGI's sales decline occurred as the community count increased from 77 to 81. As I have detailed for much of the year, publicly-traded home builders are struggling to match the shift in consumer demand toward less expensive homes. As their order growth has stalled with higher mortgage rates, builder stock prices have suffered. LGI's problems are more complex. I suspect that LGI's problems go beyond just average prices. LGI already builds [...]

Denton County Ranks 3rd In Nation For Inbound Migration, Relocation

Denton County Texas ranks as the 3rd most popular destination in the United States according to a recent study from RentCafe on inbound and outbound migration during the past 5 years. Denton was behind only Maricopa County in Arizona and Clark County in Nevada. Not surprisingly, Texas is home to 5 of the 10 most popular inbound destinations. Denton County's net migration gain of 96,000 during the last 5 years is 10,000 more than neighboring Collin County which also made the top 10, posting at number 6. People in Las Angeles, Chicago, New York, Miami [...]

LGI Homes’ Beaver Creek In Denton TX A Haven For Wall Street Landlord

The quiet little community of Beaver Creek on the north side of Denton Texas offers a perfect portrait of what's wrong with the current housing market in the United states. Beaver Creek is an LGI Homes community that specializes in affordable starter homes priced in the mid to upper $200's. Having viewed the community earlier this year, I was interested to see how sales would progress since Denton Texas is a popular destination for DFW home shoppers looking for affordable homes. Denton home prices are generally more affordable than the average prices in the Dallas-Fort [...]

Yield Surge Hits Already Beaten Down Homebuilder Stocks

The yield surge experienced this week certainly took its toll on homebuilder stocks. As the yield on the benchmark U.S.  10 -Year Treasury eclipsed 3.2 percent this week, you could hear the air coming out of the publicly traded homebuilder sector. The Dow Jones U.S. Home Construction Index was down 27% as of yesterday's close. The year-to-date declines in the stocks of publicly traded homebuilders certainly don't echo the "remarkably positive" economic circumstances that Fed chair Jerome Powell was playing up this week. I can only assume he was referring to the Wall Street bonus [...]

Denton TX Residential Lease Market Squeezing Renters

Single-family rents in Denton Texas continue squeeze local renters, and it comes at a time when average home prices are near record highs. For those looking to lease a home this past summer, the available rental options were more expensive than ever. As Denton TX home prices were shooting to record highs this year, the summer demand for single-family lease homes rose like the North Texas triple degree temperatures. During the month of August lease activity in Denton rose 65% year-over-year with the average price of a Denton rental hitting $1599 per month in the [...]

Existing Home Sales Soften As New Home Permits Stall

Today the National Association of Realtors reported that existing home sales for August came in flat from last month, actually down about 1.5% from this time last year. The median price of an existing home sold in the U.S. during the month of August posted at $264,800, a rise of 4.6 percent year-over-year and the 78th consecutive month of year-over-year price gains. According to NAR chief economist, Lawrence Yun, "homes continue to fly off the shelves" with most properties selling within a month. The supply of existing homes in the United States rose to 4.3 [...]

Denton County Home Sales Slide 7% In August

Denton County home sales continued to stagnate in August, sliding 7 percent from the same time last year. Denton area home sales declined a bit more than the DFW area as a whole during August,  likely due to the higher average price points in Denton County. The average price of a Denton County home in August posted at $362,872, almost $50,000 higher than the greater DFW area. Pending sales for August are poised to be down double digits in Denton County, even while inventory creeps higher. With home buyers are looking for affordable housing options, [...]

Look For Dallas Fort Worth Employment Engine To Cool

The Dallas Fort Worth employment engine could be cooling off after consecutive years of impressive growth. The latest numbers from the Texas Workforce Commission were still solid for July, reflective of the typical summer turnover, but there are headwinds now blowing against DFW job sector growth. Dallas Fed economists have miraculously figured out that previous employment growth projections for Texas were probably overstated. They have since dialed back their job growth forecast to 2.7%, down from the previous forecast of 3.0% released just last month. While it may catch many local economists off guard, the [...]
