Powell Fires Warning Shot at the Housing Market

This is a rough transcript of Jerome Powell's remarks on housing during this week's post-FOMC press conference. I apologize for any errors. Powell's remarks on housing come around the 1:51 mark toward the end of the press conference. See video below. It appears Jerome has finally figured out housing inflation is a serious headwind to the Fed's efforts to curtail raging inflation. It makes you wonder what they were looking at for the entirety of 2021 when the Powell Fed was pretending inflation was transitory. Question from Bankrate's Mark Hamrick: I Wonder what your assessment [...]

Fed Hikes Rates 50 Basis Points, Punts Balance Sheet Reduction to June 1st

The Federal Reserve increased the Federal Funds rate to a range of 0.75-1.00 percent. The 50 basis-point rate hike was largely expected. Powell shot down any talk of a 75 basis-point hike. Jerome Powell also announced that balance sheet reduction would begin June 1st. The FOMC statement. "The Committee seeks to achieve maximum employment and inflation at the rate of 2 percent over the longer run. With appropriate firming in the stance of monetary policy, the Committee expects inflation to return to its 2 percent objective and the labor market to remain strong. In support [...]

Robert Kaplan Takes Early Retirement From Dallas Fed Amid Trading Scandal

The Dallas Fed's Robert Kaplan and Boston Fed chief Eric Rosengren announced they will be taking early retirement. Revelations of dubious trading activity by various Fed officials have weighed heavily on the credibility of the Federal Reserve in recent weeks. It's about time! It's not like the Fed had much credibility left to salvage. FOMC officials have demonstrated time and time again they have no shame. The internet was quick to chime in on the news of Kaplan and Rosengren's early retirement, but the best take of all has to be from Pam & Russ [...]

Denton County New Home Prices Break Records with Fed’s Inflationary Pump

Denton County new home prices broke new records last month, responding to the Fed's massive $7.92 trillion bubble-blowing balance sheet. While the Federal Reserve continues $120 billion per month in asset purchases ($80 billion in Treasuries and $40 billion in MBS), average new home prices in Denton County hit $477,587. That was a 27.4% jump from the same time a year ago. New home prices have been skyrocketing higher this year as available new home inventory has all but vanished. Closed sales of new construction in Denton County plummeted 30 percent in April. Pending sales [...]

Powell Inflating the Housing Market with Fed MBS Purchases

Pinocchio Powell has no answer as to why the Federal Reserve is still inflating the housing market with MBS purchases to the tune of $40 billion per month. Despite a ridiculously overheated housing market with no inventory and double-digit price increases the Federal Reserve is going to continue the purchase of mortgage-backed-securities.  The latest FOMC statement and press conference just confirmed more of the same from the Powell Fed. "Overall financial conditions remain accommodative, in part reflecting policy measures to support the economy and the flow of credit to U.S. households and businesses. The path [...]

North Texas Home Sales Hit A Wall As Inventory Dries Up

North Texas home sales hit a wall in February as inventory available in the market dried up across the Dallas-Fort Worth area. The Fed-fueled mania gripping the local real estate market is now left searching for support at grossly distorted levels. North Texas home sales declined by 6 percent compared to February of last year. Pending home sales fell 13 percent. The supply of homes available for sale has never been lower according to NTREIS statistics going back 20 years. Inventory in the DFW area now stands at a single month of supply at the [...]

NAR: Existing Home Sales Rise Double Digits

The National Association of Realtors reported existing home sales for August at a seasonally adjusted annual rate (SAAR) of 6,000,000 units. That was up 2.4 percent from July numbers and a 10.5 percent increase from August of last year. According to NAR the median price of an existing home was $310,600 in August.  That's an increase of 11.4 percent from August 2019. The average price of an existing home jumped 8.8 percent from last year to $342,500. August was the 102nd straight month of year-over-year home price gains. Home price inflation is running well ahead [...]

Denton TX Home Prices Go Parabolic With Fed Liquidity

2020 is going to be memorable for a number of reasons, and the housing market is certainly one of them. With the Federal Reserve injecting $trillions in Covid stimulus to prop up the flailing U.S. economy, Denton Texas home prices managed to completely detach from traditional fundamentals in July. Denton TX home prices skyrocketed 14.8 percent to an average price of $316,601 last month, easily shattering the all-time record. 3647 fewer people had jobs in Denton according to the latest employment report, but apparently it didn't matter. 2020 is all about central bank liquidity and [...]

Market Chaos Hits Mortgage Market, iBuyers Disappear

Chaos is hitting the mortgage markets, and iBuyers have suddenly disappeared from the real estate landscape quicker than a cat on a hot tin roof. The Fed is in utter panic mode, and we are only beginning to find out how fragile the U.S. economy really is. Here's the QE to Infinity announcement from the Fed: "Federal Reserve announces extensive new measures to support the economy." If you thought the Fed's response to 2008 was extreme, this week's actions by the Federal Reserve make 2008 look tame in comparison. During the height of QE 1, [...]

Reckoning Awaits For Inflated North Texas Real Estate Market

The reckoning awaits for the hyper-financialized north Texas real estate market.  It may take a few months for reality to sink in, but the writing is on the wall regardless of the efforts of housing industry pundits and professional economists to downplay the damage. The hopes of a v-shaped recovery are vanishing faster than the toilet paper on the shelves of your local grocery store. Many of the supposed experts, like the PhD economists employed at the Texas Real Estate Center at A&M, have turned a blind eye to the artificial inflation in Texas real [...]
