Denton County Ranks 3rd In Nation For Inbound Migration, Relocation

Denton County Texas ranks as the 3rd most popular destination in the United States according to a recent study from RentCafe on inbound and outbound migration during the past 5 years. Denton was behind only Maricopa County in Arizona and Clark County in Nevada. Not surprisingly, Texas is home to 5 of the 10 most popular inbound destinations. Denton County's net migration gain of 96,000 during the last 5 years is 10,000 more than neighboring Collin County which also made the top 10, posting at number 6. LGI Homes’ Beaver Creek In Denton TX A Haven For Wall Street Landlord

The quiet little community of Beaver Creek on the north side of Denton Texas offers a perfect portrait of what's wrong with the current housing market in the United states. Beaver Creek is an LGI Homes community that specializes in affordable starter homes priced in the mid to upper $200's. Having viewed the community earlier this year, I was interested to see how sales would progress since Denton Texas is a popular destination for DFW home shoppers looking for affordable homes. Denton home prices are generally more affordable than the average prices in the Dallas-Fort [...]

Yield Surge Hits Already Beaten Down Homebuilder Stocks

The yield surge experienced this week certainly took its toll on homebuilder stocks. As the yield on the benchmark U.S.  10 -Year Treasury eclipsed 3.2 percent this week, you could hear the air coming out of the publicly traded homebuilder sector. The Dow Jones U.S. Home Construction Index was down 27% as of yesterday's close. The year-to-date declines in the stocks of publicly traded homebuilders certainly don't echo the "remarkably positive" economic circumstances that Fed chair Jerome Powell was playing up this week. I can only assume he was referring to the Wall Street bonus [...]

Denton TX Residential Lease Market Squeezing Renters

Single-family rents in Denton Texas continue squeeze local renters, and it comes at a time when average home prices are near record highs. For those looking to lease a home this past summer, the available rental options were more expensive than ever. As Denton TX home prices were shooting to record highs this year, the summer demand for single-family lease homes rose like the North Texas triple degree temperatures. During the month of August lease activity in Denton rose 65% year-over-year with the average price of a Denton rental hitting $1599 per month in the [...]

Denton County Home Sales Slide 7% In August

Denton County home sales continued to stagnate in August, sliding 7 percent from the same time last year. Denton area home sales declined a bit more than the DFW area as a whole during August,  likely due to the higher average price points in Denton County. The average price of a Denton County home in August posted at $362,872, almost $50,000 higher than the greater DFW area. Pending sales for August are poised to be down double digits in Denton County, even while inventory creeps higher. With home buyers are looking for affordable housing options, [...]

Census: New Home Sales For July Slide To 627,000 Annual Rate

The Census Bureau reported new home sales for July at a seasonally adjusted annual rate of 627,000. That translates to a 1.7% decline from June's pace but up 12.8% year-over-year. The median price of a new home contracted in July was $328,700, an increase of 1.7%. The average price of a new home sold (contracted) in July posted at $394,300, a rise of 5.9%. The July figures for new home sales were below estimates, and that year-over-year increase is a bit misleading. July of last year was a very poor month for new home sales, [...]

Denton Home Sales Soar In June As DFW Sales Swoon

DFW home sales fell in June with the diminishing supply of affordable homes. Home prices are still rising in many DFW submarkets, but sales are cooling in the more expensive submarkets. NTREIS stats reflect a sales decline of roughly 3-4 percent in June in the Dallas-Fort Worth area compared to the same month last year. The same held true in Denton County where sales also fell 3-4% compared to last year. The city of Denton bucked the trend in June with a 30 percent sales gain in June. How? In a word, it was all [...]

Zero-Down Mortgages Return With New Names

Surprise! Zero-down mortgages are back! Just when you thought we had learned the lessons of the subprime mortgage meltdown nearly a decade ago, along come new twists on an old formula. The recipe is pretty simple, and the inevitable outcomes are fairly predictable, yet that won't deter some people from making irrational decisions when it comes to the fear of missing out (FOMO). The latest strategies to put cash-strapped buyers into homes they probably can't afford are similar to crowdfunding. HomeFundMe is an example of one such program where buyers can solicit donations for a [...]

New Home Sales Increase To 689,000 Annual Rate In May

The Census Bureau reported new home sales for May at a seasonally adjusted annual rate of 689,000 units. This was above forecasts, but previous months were revised lower. According to Census figures the median price of a new single-family home sold in May was $313,000, more than $10,600 LESS than last year's median price. The average price of a new home contracted in May was $368,500, or $9,900 less than May of last year. Putting the May numbers from Census into context with local new home sales, the numbers look plausible. May was a pretty [...]

Autopsy Report For Affordable Housing In Dallas Fort Worth

An autopsy report for affordable homes in Dallas-Fort Worth reveals the steady evaporation of affordable housing inventory in the DFW area. Recent data show that housing prices in the U.S. are currently at their least affordable levels since the financial crisis. The latest numbers on existing home sales showed that the median price of a home hit a new all-time high. So how did this all happen? Was it an accident? Is it due to our smashingly great economy? Let's find out. As investors and speculators have gobbled up lower-priced homes across the country to [...]
