The Census Bureau reported new home sales for November at a seasonally adjusted annual rate (SAAR) of 719,000 units. That was 1.3 percent better than the previous month, and a 16.9 percent rise from last year. The median price of a new home contracted in November was $330,800, while the average price stood at $388,200. Both figures represent a large increase from the prices seen last year. Easy Comparisons Coming To An End For DFW Housing Market

The easy year-over-year comparisons are coming to an end for the DFW housing market. Dallas-Fort Worth home sales rose one percent in November compared to the same time a year ago, while pending home sales were about 5 percent higher. DFW is capping off 2019 with nice little rebound in real estate sector. Next year the easy comparisons for the housing market will be a thing of the past. That 117 basis point drop in mortgage rates we saw for November won't be there to stimulate sales. Area home prices which were inflated by the [...]

October New Home Sales Rise On Easy Comparison

On the surface, the Census Bureau's 31.6% year-over-year increase in new home sales for October looks spectacular. To put it in context, however, new home sales are simply responding to the Federal Reserve's market interventions and that spectacular plunge in mortgage interest rates providing a very easy year-over-year comparison. On a monthly basis, new home sales dipped about one percent in October to a seasonally adjusted annual rate of 733,000 units. The longer term view shows new home sales still rising on a steady path out of the abyss. Along with the big drop in [...]

DFW Housing Market Will Hit The Wall Again

The DFW housing market is reflating on borrowed time, and it will soon hit the wall again. North Texas home sales jumped roughly 8 percent in October, while Dallas-Fort Worth home prices experienced some of the best gains in 2 years.  Pending sales for October were also higher, indicating we'll likely be able to finish out the year on a positive note for the housing market. This may seem like great news for housing market aficionados and the area's largest paper, but things will soon get interesting as the parlor trick of plunging mortgage rates [...]

Toll Brothers is close to breaking ground with 138 new home sites in the new Denton community of ParkVue. Parkvue consists of roughly 45 acres from the Good Samaritan tract of land just east of Lake Forest Park and the Wiggly Field Dog Park along Ryan Rd. Lot sizes show to be roughly 50 feet by 120 feet, with a few home sites slightly larger than that. Toll Southwest has not released any specific information or pricing or designs regarding ParkVue, but it appears the roads have been cut into the property. More details should [...]

New Home Sales Still Riding Wave Of Lower Interest Rates

By |2019-10-25T10:46:21+00:00October 24th, 2019|Denton County New Homes, Denton County Real Estate, Denton Tx New Homes, Denton TX Real Estate, DFW New Homes, DFW Real Estate, Mortgage Rates, New Home Sales|

The Census Bureau reported new home sales for September at a seasonally adjusted annual rate (SAAR) of 701,000 in September. This was in line with expectations, although the August figure was revised down slightly. The September print for new home sales translates into a 15.5 percent increase from the same time last year. As a reminder, mortgage interest rates were over 100 basis points higher last year. This helped to drive new home contract activity in September. This made for a really easy year-over-year comparison. Another thing that contributed to September sales of new construction [...]

NAR: Existing Home Sales Up 3.9% In September

The National Association of Realtors reported a 3.9% increase in existing home sales for the month of September. Home sales in the South region were reportedly up 6 percent according to NAR, and this is reflective of what we saw in the North Texas housing market last month. The big year-over-drop in rates pushed both home sales and prices higher last month. According to NAR the median price of an existing U.S. home increased 5.9% in September. The average price of a U.S. home at $308,500 was higher by 4.2%. Months of supply stood at [...]

Low Rates Keep North Texas Home Sales Alive In September

By |2019-10-23T12:27:29+00:00October 10th, 2019|Dallas Tx Home Prices, Dallas TX Homes For Sale, Dallas TX Real Estate, Denton County Home Prices, Denton County Homes For Sale, Denton County Real Estate, Denton Tx Home Prices, Denton TX Homes For Sale, Denton TX Real Estate, DFW Home Prices, DFW Homes For Sale, DFW Real Estate, Economy, Housing Market, Markets, Mortgage Rates, Pending Home Sales, Relocation, Texas Real Estate|

North Texas home sales improved by roughly 7 percent in September, boosted by an extremely favorable year-over-year mortgage rate comparison which kept affordability levels manageable for area home shoppers. Denton County saw a 7 percent improvement in September home closings, while the City of Denton saw home sales fall slightly compared to the same month in 2018. Pending home sales in the Dallas-Fort Worth area improved by 9 percent in September, but not by the magical 12 percent as reported in the area's largest paper. Pending sales activity in Denton County was up double digits, [...]

New Home Sales Soar In August, DFW Included

The Census Bureau reported new home sales for August at a seasonally adjusted annual rate (SAAR) of 713,000 for August, This was above expectations and sales for July were revised upward as well. The median price of a new home contracted in August was $328,400, while the average price of a new home shot up to $404,200. Lower rates obviously spurred more borrowers to open up their checkbooks in August. Months of supply for new homes stood at 5.5 in August, down almost 13 percent from the 6.3 months of supply seen last year. As [...]

A&M RECenter Phoning It In On Denton County Home Sales Estimates

The Real Estate Center at Texas A&M is apparently still phoning it in when it comes to DFW area home sales estimates. I was hoping the A&M RECenter had fixed their algorithm for late closings to produce better monthly sales estimates for the local real estate boards. Unfortunately, there is still a lot of room for improvement. Dallas' largest paper reported a rise of 5 percent for single-family home sales in August. Updated NTREIS data show the actual sales increase was about 1 percent. The Pending sales increase also looks to be about 1 percent [...]
