January New Home Sales Highest Since 2007 At 764,000 SAAR

The Census Bureau reported new home sales for January at a seasonally adjusted annual rate (SAAR) of 764,000. This is the highest level for new home sales since the summer of 2007. The January print for new home sales is also an increase of 18.6 percent from the same time a year ago. The strong January numbers for new home sales should not be surprising. The Census Bureau reported new home sales for December at a seasonally adjusted annual rate (SAAR) of 694,000. This was slightly lower than downwardly-revised November figures, but up 23 percent compared to December 2018 when the markets were sliding off a cliff. The median price of a new house sold in December 2019 was $331,400 while the average sales price was $384,500. The Census Bureau reported new home sales for November at a seasonally adjusted annual rate (SAAR) of 719,000 units. That was 1.3 percent better than the previous month, and a 16.9 percent rise from last year. Toll Brothers Preparing 138 New Denton Home Sites In ParkVue

Toll Brothers is close to breaking ground with 138 new home sites in the new Denton community of ParkVue. Parkvue consists of roughly 45 acres from the Good Samaritan tract of land just east of Lake Forest Park and the Wiggly Field Dog Park along Ryan Rd. Lot sizes show to be roughly 50 feet by 120 feet, with a few home sites slightly larger than that. Village Builders Waterbrook Opening Late Fall In Argyle TX

Village Builders has pushed back their opening for the Argyle community of Waterbook to late Fall 2019 according to a company representative I spoke with earlier today. One of model homes is currently under construction, but it will apparently be a couple of months before the community is ready to entertain contracts for new home construction. Waterbook won't see its first permanent residents until 2020. Parent company Lennar Homes has experienced some delays getting things off the ground after acquiring the community in the CalAtlantic acquisition. The Census Bureau reported sales of new single-family homes at a seasonally adjusted annual rate of 635,000 in July. That's up 4.3 percent from July of last year, but down 12.8 percent below the sharply revised June numbers. Plunging mortgage interest rates lifted Denton County home sales to a near record month in July. Home sales in Denton County posted a 14 percent year-over-year jump on record high average prices. The average price of a home sold in Denton County last month was a record $374,130. The surge in sales during July helped to offset the sales decline in June, and year-to-date sales are now slightly in positive territory.
